Selling your home by making the right first impression

You don’t get a second chance to make a good first impression


Making the right first impression is key when opening your home for a tour. The brightness when they walk through the door, the smell of fresh cookies, the quietness, these are all things that will come into play in the buyer’s mind when making their purchase decision.

Sight

You want to make sure the first thing your visitors see is a positive one. Matter of fact, did you know that most buyers won’t book a showing until they have done a drive-by and independently inspected the exterior of your home as well as the general neighbourhood?

Yup, that’s right. It’s time to get in your car, drive around a little and when you get back home ask yourself: What can I do to help my curb appeal? The upgrades don’t need to be expensive either. A new house number, mailbox or a fresh coat of paint can make all the difference.

Smell

When it comes to scent, there are a few things that you should do, and some things that you simply shouldn’t do. I’ll just jump right in and tell you what not to do:

No synthetic air fresheners. They’re a fire hazard, and dangerous for children. Plus they don’t really smell that great when it overtakes a small space, such as a condo for sale in Victoria, BC.

Secondly, no smoking, please. This can be a very easy way to turn off potential buyers. If you are a current smoker, right now is a good time to stop. Cleaning carpets and the upholstery is also a good idea. Same is applicable for all pet owners.

Touch

A successful showing consists of many things, the most consistent one is the use of touch. During a showing, a good agent is constantly in the lookout for cool upgrades that can be discussed.

To do this, we often encourage buyers to open cabinets, flush toilets and even sit on the couch to try and picture themselves living there. If they can picture it, then it means we’re on the right track.

Hear

Before I even show a home, I assume the buyers are expecting a quiet location so try and keep it that way. One of the errors that I come across often is leaving your radio on. I know, this might sound weird, but here are a few things to consider: Not everyone has the same taste in music, and buyers can become suspicious of the noise level of your home.

Taste

Yes, it’s true. Everything's better with good food. Having some sort of snack or meal available for the end of the showing allows room for conversations, relaxation and it helps those busy buyers that are often looking on an empty tummy.
